Home Inspection Limited Warranty and Exclusions To make a claim under this warranty, Wagner Home Inspections must be notified prior to any work being performed on the item. Wagner Home Inspections must be given the opportunity to verify the condition of the item upon which the warranty claim is based. Wagner Home Inspections has the sole option of determining whether the failure shall be corrected by repair or replacement and has the sole option to choose the contractor. This warranty is in effect for 90 days from the date of the inspection, or 30 days from the date of closing, whichever is shorter. Wagner Home Inspections certifies that the enclosed inspection meets or exceeds the Standards of Practice as set forth by the National Association of Certified Home Inspectors. Please see their website at http://www.nachi.org/sop.htm for a copy of the National Association of Certified Home Inspectors "Standards of Practice". This warranty does not guarantee that everything in the house works properly or will continue to work properly. It guarantees that all items required to be inspected by the national standards were inspected (unless specifically excluded in the report). Statements made regarding life expectancies of components are based on averages and may or may not be applicable to this specific house. This inspection is not a code compliance inspection. There are a number of codes that may be applicable to this house including, but not limited to, the Uniform Building Code, the National Electric Code, MDU's Gas Installation Standards, the Uniform Mechanical Code, and the Life Safety Code. It is beyond the scope of a home inspection to determine whether a building met all codes in effect when it was constructed. Code compliance inspections are specifically excluded from the Standards of Practice contained herein (Section 3.2.H). Also, there are specific code inspection authorities who are responsible for code compliance. If you have a question, check with the city or county inspection department. The attached limited warranty is the only warranty, expressed or implied, or guarantee given concerning the building and equipment or their future usefulness. This report is intended for the sole use of the purchaser. No warranties or guarantees are transferred to any third party without written consent of Wagner Home Inspections. Wagner Home Inspection Limited Warranty Warranty Period: Items are covered for 90 days from the date of inspection or 30 days from the date of closing, whichever is sooner. Items Covered Wagner Home Inspections warrants the following components against failure subject to the conditions of this warranty: Central Heating System: Main System & Humidifier;
including forced hot air (gas, oil, and electric) (see below exceptions), heat
pumps, hot water baseboard (gas and electric), electric radiant baseboard. Items/Conditions Not Covered Heating or cooling systems on vacant homes or systems over 10 years old, thermostats, and all return and supply air ducts. Water heaters over 10 years old, solar water heaters, all water pipes, sewer and vent pipes, fixtures and drains. Submersible or inaccessible well pumps, underground fuel tanks sewage ejector/pumping systems, septic systems. Flat roofs or any roof with asbestos, tile, cedar shakes, or any other type of rigid coverings, and any type of skylights. Intercom or security systems, low-voltage systems, internal wiring, switches, fixtures. Walls, ceilings, floors, windows, and doors. Refrigerator ice-makers, swimming pools, hot tubs/Jacuzzi tubs, time-bake or self-cleaning ovens, washers and dryers, solar heat systems, water softeners, trash compactors, central vacuum systems, lawn sprinklers, and attic fans. Wood rot, termites, beetles, fungus, and mold may be identified by us, however, the pest control companies are responsible for these items and they are not covered under our warranty. Any items or condition noted in the inspection report unless properly repaired and then reinspected by Wagner Home Inspections. Other terms, conditions/exclusions Wagner Home Inspections will assume no responsibility for inspections not paid in full, or for problems occurring after the expiration of the warranty. Wagner Home Inspections is not responsible for repairing damage occurring after the time of inspection due to the following causes: freezing, fire, wind (over 20 mph), water (flooding or abnormal rains over 2"), lightning, snow, vandalism, or damage caused by the buyer or seller during the move. Wagner Home Inspections will not pay for any expense covered under Homeowner's insurance or any other existing warranty. Wagner Home Inspections is not liable for secondary damages due to failure of any covered equipment nor for expenses incurred in gaining access to covered items. If repairs or replacements occur, Wagner Home Inspections will restore the area to a rough finish, but is not responsible for redecorating. The Warranty is for the sole benefit of our client; it may not be reassigned without the written consent of Wagner Home Inspections. Warranty covers only owner-occupied one-family residences. This warranty does not cover vacant homes. To make a claim under this warranty, Wagner Home Inspections must be notified prior to performance of any repairs. Wagner Home Inspections has the sole option of determining whether the covered item shall be repaired or replaced and has the sole option to choose the contractor. Payments will be made only to established contractors. The deductible amount is $75.00 per occurrence. The maximum amount per occurrence paid by this warranty is $1,500.00.
